The Highlands at Mayfield Ranch subdivision borders the north portion of the South West Regional Park. The Highlands at Mayfield Ranch represented by Blake Magee is requesting a water and wastewater easement with an additional temporary construction easement in the Southwest Regional Park. The attached document contains all exhibits with maps showing the location of the two easements and the temporary easement.
Terry Roberts our park superintendent has walked or driven the route with the engineer to verify the route with slight changes to minimize the taking of desirable park trees. The contract document spells out compensation for removal of the desirable trees, restoration of the area, and spells out special treatment of a non species cave adjoining the line.
The easement will parallel the Brushy Creek MUD water line easement for approximately 6,185 feet and run perpendicular and east to that easement for a distance of approximately 1550 feet leading out of the park.
It is suggested the developer will pay for the easement at a rate of $12,000 per acre (per Charlie Crossfield), $17,040 for the Water Line Easement; $17,724 for the Wastewater Line Easement and $1,050 for the Temporary Construction easement-totaling $35,814.00.
The Highlands at Mayfield Ranch, LTD intends to convey 2.273 acres of land to the County that will become permanent parkland. The section of land is in the form of a 50 foot wide by approximately 1,981foot rectangle parallel to the existing park boundary on the east side of the park. At a rate of $12,000 the 2.273 acres has a value of $27,276.00. Subtracting this amount from the above total the actual dollar amount to be conveyed to the County by Highlands at Mayfield Ranch will be $8,538.00.
