Discuss and take appropriate action on acceptance of land in lieu of participation fees for two development tracts, the Highlands at Mayfield Ranch and BJM Mayfield Ranch, LTD.

Background

The recommended action is to accept a tract of land in lieu of participation fees for two development tracts, the Highlands at Mayfield Ranch and BJM Mayfield Ranch. The preliminary estimate for participation fees for the two tracts are $31,987 and $51,788, respectively, for a total of $83,775.

The proposed land transfer is identified as Williamson County Appraisal District (WCAD) reference number R512093, a 25.8 acre tract.

The land in lieu transfer is beneficial to the developer because the donation tract encompasses a significant number of additional karst features which limits development of the tract or would significantly increase fees for participation in the Regional Habitat Conservation Plan (RHCP). The tract is market valued by the WCAD at $332,820.

This transaction is beneficial to the county and to the Williamson County Conservation Foundation as it buffers an existing karst area which will enhance its designation as a karst fauna area under the RHCP. Also, being adjacent to the Southwest Williamson County Regional Park, additional recreational benefit will accrue to the park patrons and Williamson County citizens.

Counsel for the WCCF will draft the terms of the transfer. A copy of the WCAD data sheet and a GIS map of the tract are attached.
