Background

Paragraph B3.6.1 of the Williamson County Subdivision Regulations requires a minimum right-of-way width of 60 feet for local roads in rural subdivisions. A request for a variance from this requirement has been received from the Engineer, SK Nelson Engineering, LLC on behalf of the Developer, San Gabriel Rio Ancho, LLC for the Rio Ancho Phase 2 subdivision to reduce the minimum right-of-way width along the proposed roads from 60 feet to 50 feet.

The intent of the 60-foot right-of-way width requirement for rural roads is to provide an additional 5 feet on each side of the road to allow for drainage, ditches and roadway grading. In the case of Rio Ancho, roadside ditches will not be used, and were also not used in the existing portion (Phase 1) of Rio Ancho which lies in Burnet County. These roads with minimum grading utilizing ribbon curb, allowing the existing natural drainage patterns to remain. So long as the proposed right-of-way width is adequate to contain the roadway, and all required grading, utilities and drainage appurtenances, staff supports the use of a narrower right-of-way, and therefore supports approval of this variance request.
